| 摘 要： | 本文分析了湖南省房地产业的现状特征,认为其组织体系不尽完善,产品结构有待调整,融资渠道亟待拓展,市场体系发育不全。因此,必须对湖南省房地产业结构进行如下调整:①调整房地产企业经济、组织规模结构;②调整产品结构,以经济适用房启动市场需求;③拓宽融资渠道,实现房地产证券化;④培育二、三级市场,完善房地产市场结构。

| Abstract: | The paper analyses the modern features of Hunan's real-estate industry, and thinks its management system and market organizing being unavoidable and its product structure and financing channels needing being adjusted.It is important to adjust development structure of Hunan's real-estate industry.The main contents of the work are as follows:①adjusting the economic and scale structures of real-estate enterprises;②adjusting product structure and starting the market demands for economic-applicable residances;③opening up financing channels and carrying out securities exchanges;④cultivating the second-class and third-class markets and perfecting the market structure of real-estate. |
