A SPATIAL HEDONIC APPROACH ON LAND USE CHANGE ANTICIPATIONS*

ABSTRACT This paper estimates land use conversion anticipation when zoning is the primary tool of land use regulation. Extending the Capozza and Helsey model (1989) to the case of uncertainty in future land use zoning, a spatialized hedonic model is proposed to estimate such anticipation phenomena at a fine level (cadastral unit). Estimations use Mixed Geographically Weighted Regression (MGWR) techniques with a two‐stage model that links agricultural and developable land markets. This allows for mapping varying spatial parameters that measure anticipation effects within the theoretical framework. Results confirm the influence of anticipation on agricultural land prices in the Provence region. Moreover, the level of data spatialization allows us to take into account intra‐municipalities' heterogeneity of land use conversion anticipation.

La tolérance et la crainte

La tolérance, telle que l'entend l'édit de Nantes, est un pis-aller. Les partis catholiques et réformés s'accordent sur l'idée que la tolérance est provisoire, car la restauration de l'unité religieuse doit demeurer la visée. Mais les réformés, minoritaires, sont en position défensive. Beaucoup parmi eux pensent que la tolérance ne tiendra que s'ils continuent de se faire craindre des catholiques. D'où la promotion, par Agrippa d'Aubigné, de l'esprit de résistance. Mais les forces armées protestantes sont réduites en 1629. En fonction de ce nouveau contexte, Moyse Amyraut, tout en professant un parfait loyalisme à l'égard du monarque catholique, sera amené à formuler les linéaments d'une nouvelle théorie de la tolérance, selon laquelle la tolérance n'est plus une grace temporaire, mais un droit.     

Ambiance, Structure, Et Stratégie: Recherche Sur L'Appréciation Du Paysage Forestier Par Les Campeurs

L'utilisation efficace des espaces consacrés aux loisirs et l'optimalisation de la satisfaction des usagers exigent la compréhension des relations entre ceux-ci et leur environnement. Cet article explore les liens entre 1'attraction d'un site de camping en milieu forestier et I'ambiance qui y règne. On montre d'abord comment cette notion d'ambiance peut-être mise en ceuvre à travers le concept écologique de structure de la végétation forestière. L'étude montre ensuite le rôle important que jouent ces caractéristiques structurelles dans le choix d'un site pour l'usager. Ce choix est le résultat de stratégies qui, tout en s'adaptant aux particularités du milieu, visent la satisfaction de certaines préférences fondamentales du campeur.
The most efficient use of a recreational area as well as the optimization of user satisfaction require the elucidation of the relationships between recreationists and their environment. This article investigates the links between the attractiveness of camping sites in a forest environment and the ambiance which characterizes these sites. It is first shown how the notion of ambiance can be operationalized through the ecological concept of forest structure. Then the study points out the role of this structural dimension of a forest environment as a factor of the user's choice. This choice results from strategies which are aimed at the satisfaction of some of the camper's fundamental preferences while, at the same time, being adapted to environmental characteristics.
