Academic and professional accounts of the commercial development industry often portray an implicit but false picture of homogeneity, when in reality the sector is highly diverse. This diversity has important implications for the production of the built environment, since the extent to which particular developers see themselves also as dealers or investors will colour their approach to a development project. Building on earlier work, this paper therefore presents a four-fold typology of the British commercial development industry, by distinguishing between property dealers, developer/dealers, developer/investors and investor/developers. Recent case studies are included in each case to demonstrate how the motives, operations and financial stability of each type of developer reflect this distinction.  相似文献

This paper examines the individuals and bodies engaged in the development of British towns and cities between the mid-nineteenth century and the mid-twentieth century. Particular attention is given to the supplanting of local owners, architects and builders by external firms and the extent to which activity was concentrated among fewer firms over time. Previous findings are re-examined and synthesized, and the results of new research are presented. A major source of information is building applications submitted to local authorities. The most important changes took place in the two decades following the First World War. Having had a major role in the nineteenth century, especially as providers of capital, private individuals ceased to have a significant place in urban development by the 1930s, other than in their role as owner-occupiers and owners of potential development land. Responsibility for the establishment of institutional sites rested with a variety of individuals and organizations in the nineteenth century, but became much more concentrated in the hands of local authorities in the inter-war period. Significant numbers of non-local architects were engaged in the design of public buildings as early as the middle of the nineteenth century, but building work of all kinds was still being undertaken almost entirely by local builders even in the 1930s. The large-scale introduction of non-local architects in the inter-war years was related to the influx of non-local owners. On the whole, local influences declined sooner in towns close to major cities.  相似文献

英国人对主权让渡的认识经历了较为复杂的过程:从欧洲一体化初期不愿让渡主权,到加入欧共体时出现"无关主权"、"共享主权"和"威胁主权"三种认知,之后逐渐形成主流共识:一方面,让渡部分主权、融入欧洲一体化有利于增进英国国家利益;但另一方面,无论"亲欧派"还是"疑欧派"都坚持英国的核心主权不可让渡的原则,并且不认同欧洲联邦是欧洲一体化的终结目标。英国政府采取务实主义的态度,既通过"非政治化"努力避免主权让渡成为与欧共体/欧盟合作的障碍,又坚守英国的法理主权地位,部分主权的让渡与否取决于对本国利益的权衡和国内政治的需要。英国人对主权让渡的"保守"态度是他们认知主权的一种"英国方式",但它并没有改变英国人的上述主流共识。  相似文献

Abstract

The architecture of the textile mill changed radically during the late 18th and 19th centuries. Influences affecting mill design included the way in which production was organised and the degree to which processes were mechanised. This article examines how the industry developed new building types to accommodate looms. In the early period, handlooms were frequently concentrated in distinctive loomshops. The powerloom, introduced in the early 19th century, presented new problems, and in an experimental period different branches of the industry developed different means of housing the new machines. The single-storeyed shed was the dominant building type adopted for powered weaving, but there were in the silk and tape branches prominent examples of factories in which powerlooms were housed in purpose-built multi-storeyed mills.  相似文献

An examination of the historical geography of the U.K. beet sugar industry from 1924 to 1928 with special reference to the inter-relationships of the different firms in making location decisions. The account is based principally on evidence from formerly confidential documents which became available for public consultation in the early 1970s. The behaviour of the firms is explored within their contemporary technological and task environments. The locational decisions are seen as part of a locational game in four rounds: absorption, conflict, collusion and aftermath. Various strategies for preserving corporate space from competitors are outlined.  相似文献

Urban historical scholars have neglected smaller urban centers, including their residential environments and the forces that shaped them. For a time, one of these forces was the mail-order kit home. Kit manufacturers sold houses to families throughout the United States and Canada but enjoyed their greatest success in small towns where detached single-family homes were the norm. They worked to insert themselves into local building industries: They challenged lumber dealers and ignored architects but strove to mollify the contractors on whom they and their customers depended. They attracted considerable attention and met with initial success: Emerging rapidly after 1905, they had hit their stride by 1914 and enjoyed a heyday in the 1920s. They were stricken by, and failed to recover from, the Depression in large part because lumber dealers had learned how to compete with them.  相似文献

产业政策绩效问题一直是我国产业理论研究的难点和薄弱环节。本文回顾了我国文化产业政策的实践历程,对我国文化产业政策的绩效进行了比较系统的分析评估,认为我国文化产业政策虽取得了一定成效,但总的效果并不理想。作者在分析了其中原因后指出,要提高文化产业政策绩效,必须适应形势的要求对我国文化产业政策作出必要的调整。  相似文献
