The location and type of Japanese property investments in Canada are examined as a case study of the increasing globalization of property markets and the remarkable rise of Japanese international investors in the late 1980s. Unpublished official statistics and company interviews indicate investment patterns had uneven implications for Canada's cities and regions. Even though Toronto is often seen as Canada's world city, Japanese investors as a whole overlooked the commercial potential of its property markets. The majority of their real estate investments took advantage of Japanese tourism growth in Pacific Canada and were associated with hotels and golf courses in Vancouver and its surrounding region. The author stresses the importance of Japanese perceptions, as well as local opportunities and constraints, in shaping the geography of Japanese real estate investment in Canada. L'emplacement et le type des investissements japonais au Canada sont examinés comme étude de cas sur la globalisation croissante des marchés de biens et la mon-tée remarquable des actionnaires internationaux japonais à la fin des années 80. Les statistiques officielles non-publiées montrent des implications inégales dans les villes et les régions du Canada. Bien que Toronto soit considéré souvent comme la ville mondiale du Canada, les actionnaires japonais dans ?ensemble ont négligé son potentiel commercial. In 1978 the local government in the District of Columbia approved a measure to tax up to 70% of the profits made on residential speculation. The tax was the first of its kind in the USA. But, it was quickly overturned and deemed by supporters and opponents a failure. Based on 10 months of archival research and interviews in Washington, DC, this paper examines how property rights became a narrative barrier that tax supporters could not overcome. By narrative barrier, I mean the set of rules that shaped how speculation was discussed. Tax supporters did not publicly convey a counter‐hegemonic vision of how tenure security and economic wealth could be achieved for black residents through means other than private ownership and real estate investment. This paper contributes to understandings of housing markets, housing crises, and intersections between housing justice and property rights. 相似文献

Physical distribution, logistics and freight transport are currently being shaped by new technologies, corporate restructuring, and a changing market environment. Following the rapid growth of logistics, the demand for distribution facilities increases significantly. As a consequence, logistics real estate markets have emerged, shaping local development practices. By establishing distri‐bution centres as single entities and integrated freight centres as agglomerations, they contribute to the formation of ‘regional distribution complexes’. The paper aims to exemplify this interrelation with two case studies in Berlin‐Brandenburg, Germany: first a publicly developed integrated freight centre, offering multi‐modal transport access and logistics services, and second a dispersed logistics site off the regional beltway, developed with respect to market requirements only. The paper finds that rising locational competition contributes to accelerated land consumption and further dispersal. Speculative development and outsourcing of facilities are ‘mobilising’ not only goods flows but also logistics infrastructure. Both practices, originally developed in the USA and the UK, are now changing land markets in continental Europe and affect urban and regional development. 相似文献

In this review, we bridge recent studies on the political economy of urban and rural real property ownership, focusing on the US. While there are many parallels and interlinkages between urban and rural phenomena, we note that the field generally produces a different literature for each space: one largely about urban housing and another about rural land. We argue that foregrounding their common legal status as “real property” can help develop new and important analyses that unravel the urban/rural binary. Such an approach suggests, for instance, that gentrification and amenity migration are simply urban and rural manifestations of similar underlying dynamics. This awareness also helps enable the search for institutions that connect country and city, such as investors that target real property across multiple geographies. Thus, we broadly outline the points of overlap and divergence between studies of urban and rural real property ownership in order to open up space for more comparative and relational analyses. Finally, we conclude by suggesting two sets of literature that offer resources for unraveling the urban/rural binary: the work of Doreen Massey and Indigenous geographies. 相似文献

The 1965 Race Relations Act was the first legislation directed towards outlawing racial discrimination and racial incitement in Britain; but it has been almost universally criticised as weak, narrow and ineffectual. This article focuses on an area not adequately discussed in the existing literature—the debate about, and impact of, replacing initial criminal sanctions with American-styled conciliation and civil remedies, and subsequent creation of conciliation machinery. It argues that the protracted process of forming this Board had a greater impact upon the Act’s success than has been previously acknowledged, as it demonstrated the bipartite lack of desire to address the politically unpopular issue of race and immigration, thus creating further disillusionment towards the British state. Rather than being the ‘last step’ in such legislation, as desired by many at the time, its weaknesses and limitations stimulated criticism and increased political action, leading to subsequent broader legislation in future years. 相似文献

近代天津各会馆因房地产交易而订立的种类多样的契约较具典型意义,显示了不同区域会馆土地买卖的状况。清代至民国,天津会馆房地交易的契约形式相对稳定,使得民间契约、习惯和国家法律之间并未产生很大的冲突。在近代天津解纷机制的实践中,官方与商民形成了一个相互配合支持的多层次的调解模式。尽管民间习惯具有极为重要的地位和作用,但在国家立法中,周密的法律规定和严格的执法方式,使国家法规与民间习惯的距离愈来愈大。这种状况直至民国终结都没有得到根本性的改变。 相似文献

旅游地产是将旅游业和房地产两大产业融合而衍生出的一种新型地产开发模式,目前已经引起各地政府的高度重视,但在实际的开发与运行中存在着很大的风险性。因此本文对于旅游地产项目的开发风险从量化的角度进行分析评价,通过构建旅游地产项目开发风险的评价指标体系,以及采用主观的层次分析法与客观的变异系数法相结合的方法确定综合权重,以此建立起基于多层次灰色模型的旅游地产项目开发风险评价模型。并以A企业为例进行了实证研究,结果显示A企业的旅游地产项目开发风险处于一般风险与较低风险之间,适合进行项目的开发与投资。 相似文献

Race is, in part, made and remade through the practices of growing, selling, purchasing and eating food. Consequently, some food practices are also ‘racial practices’. Drawing on a study in progress of the Minneapolis Farmers' Market, the paper covers two sub-themes of embodiment: racial division and intimacy. The corporeal feminist theory of Elizabeth Grosz offers the view that the body has explanatory power. This framework enables a discussion of the materiality of race rather than its representation or performance. Race emerges through the movement, clustering and encounter of phenotypically differentiated bodies. Through small segregations in which bodies move toward some vegetables and not others and through attractions that propel bodies to touch bitter melon and talk with growers, bodies shape the Market's meaning. This reflection on tendencies connecting phenotype, space and leaves is meant as a step toward a politics of bodily practice. 相似文献

It is well known that the value of a house depends both on the physical characteristics and on some features of the neighborhood in which it is located. If so, organized-crime activities can significantly affect urban real estate values. Antimafia policies, in turn, can be intended as a tool to influence those external features. This paper compares the effects on real estate values of the two main antimafia policies implemented in Italy since the 1990s at the municipal level. While we do not find any significant effect of dismissal policies on house prices, we find a statistically significant effect of reassignment policies depending on the specific destination of confiscated property. 相似文献

City landscapes are ever-changing stages for the protagonists that pass through it. For police officers they serve as canvasses to positively and negatively code subjects. As such, geography matters to the body. Rather than taking geographic locations, crime statistics, predictive maps and human bodies as objective truths, I focus on the work of police officers, not in terms of an instrumental-rational “meeting of policy targets” or attempts to reduce crime, but the work required to make raced, gendered and classed geographical differentiations. This process culminates in geopolicing: the spatial imaginations and practices of police officers as to who, what and where to police and, of course, why. Geopolicing includes the aesthetic re-ordering and cleansing of urban “matter out of place”. Police officers perceive exclusionary territories in which landscapes racialised as white and identified as affluent are threatened by urban allochthones identified by class, race, gender, age and residential status. The findings are based on my ethnography among police officers in the city of Amsterdam, The Netherlands, between 2007 and 2011. 相似文献

Many recent works on intellectual property have been published that come from outside anthropology but offer context for a set of ethical and legal questions central to the discipline, subsumed by the term cultural appropriation. These questions include concern for the circulation of ethnographic knowledge beyond source communities. Four recent works address the relationship between intellectual property and cultural appropriation. These books do not deal with iconic anthropological source communities. This article demonstrates that US beliefs concerning racial identity guided the Eisenhower administration's encounter with Egypt, Gamal Abdel Nasser, and Arab nationalism during the 1950s. It establishes that US texts propagated certain racial-identity assumptions about Arab peoples. The most important of these included the assertions that Arab peoples were irrational and easily manipulated or deceived. Policy-makers utilised these beliefs to explain and contextualise Arab actions, especially those of Egypt and its Arab nationalist government. Officials within the Eisenhower administration believed that Arab irrationality prompted Egyptian leaders to adopt a neutralist position in the cold war. The assumption that Arabs were susceptible to deception and manipulation convinced policy-makers that this position was unacceptable. The Soviets would ultimately, they believed, prey upon Arab manipulability and subjugate Egypt, the Arab nationalist movement, and the entire Middle East. These concerns made the Eisenhower administration's decision to contain Egypt, Gamal Abdel Nasser, and the Arab nationalist movement seem logical and necessary. 相似文献

Using data on Italian cities, we document that over the period of 2001–2011, the number of establishments and employment in some key service industries are positively related to the inflow of tourists. We then build a general equilibrium model of small open cities encompassing these empirical features to study the impact of tourism on endogenous consumption amenities, factors’ allocation across sectors, prices, and welfare. We also study the interplay of exogenous historical amenities, tourism, and residents welfare in a system of two cities. When residents are immobile, they are unambiguously better off when they live in a city with richer historical amenities, and thus more tourists, than the other city. When residents are mobile and their welfare is equalized between cities, the strength of consumption amenities becomes crucial to determine whether they are better off living in an urban system where cities are heterogeneous or similar in terms of historical amenities. 相似文献

The US Immigration and Customs Enforcement operates the largest detention system in the world, holding over 35,000 people in October 2023. The vast majority of this capacity is outsourced to corrections firms, particularly the two largest, CoreCivic and GEO Group. This article analyses how private corrections firms finance US immigrant detention capacity as a specialised asset class of government real estate. To understand the emergence of “carceral real estate”, I bring political geographies of migration into conversation with economic geographies of real estate. In doing so, I argue that creating “carceral real estate” enables the abstraction and valuation of migrant life as rent and, in turn, presumes a continuously flowing, fungible migrant population. In this context, migrants valued as underpaid labour in the wider economy are re-valued for their unproductivity in detention. And yet this idealised geography of human and economic flows never fully materialises, but is instead rife with volatility, disruption, and political contestation. 本文基于微观企业数据,采用泰森多边形、核密度及空间自相关方法,多尺度考察2001-2010年北京房地产中介门店空间格局演化特征,通过构建地理加权回归模型(GWR),探究2010年房地产中介空间格局驱动因素。研究表明:①房地产中介集中分布在城六区,数量增速最快功能区是城市发展新区。②空间格局不均衡性增大,空间集聚态势加强。③集聚主核心点出现由\"东城\"向\"朝阳\"方向的东推位移,集聚程度加深,主核心区团块面积扩大,次级核心点增多,\"两轴、两带、多中心\"基本版图形成。④空间集聚现象明显,热点区域扩张,但始终集中在区域中心。⑤驱动效应最大的因素为常住人口,多种驱动因素效应均比较强的街区(乡镇)基本上属于各区县经济水平相对发达的区域。此外,政府政策对其影响也较大。 相似文献
