A COMPARATIVE STUDY OF TIBETAN AND HAN OPERAS

Tibetan opera is an ethnic and unique theatrical genre in the system of Chinese operas. All the ethnic operas in China are directly or indirectly akin to Han operas, so is Tibetan opera. As a member of the big family, Tibetan opera necessarily absorbs some artistic nutrition from other Chinese operas. As a result, it acquires the common style and some common formal characteristics of Chinese national operas as a whole. The generality just lies on the level of cultural genre and overall flavor, however. As for the entity of the theatrical art itself, Tibetan opera is basically and independently derived from Tibetan culture and art except for some indirect influences from Han operas. STRUCTURAL ESTIMATION OF RESIDENTIAL MOBILITY AND HOUSING TENURE CHOICE*

ABSTRACT. This study is devoted to studying households'decisions to move and whether to rent or own after moving. It employs dynamic discrete choice models which condition households'decisions on their circumstances at every point in time during the length of the observation while accounting for individual heterogeneity. The results show that key dynamic elements, captured by means of lagged dependent variables, as well as household heterogeneity, are significant determinants of the tenure choice and mobility decisions. Moreover, homeowners are found to be responsive to housing market conditions when adjusting their housing stock. Housing-price appreciation is found to discourage renters from becoming homeowners. Finally, our results reject the proportional monetary transaction costs specification suggesting that monetary transaction costs might be fixed.

THE EFFECT OF LAND USE AND ENVIRONMENTAL REGULATIONS ON HOUSING COSTS

This paper examines the effects of various land use and environmental regulations on land and housing markets. Seven widely used techniques for controlling residential development appear to generate four “direct” and two “indirect” inflationary impacts. Land use and environmental controls directly affect the supply and cost of residential land, shift the cost of public services forward to developers, and increase delay and compliance costs associated with project evaluation. Development controls may also inadvertently facilitate monopolistic behavior in the development industry and predispose developers to orient their projects to high income groups onto which they can more easily pass along higher costs. The paper concludes by offering several policies for reducing the inflationary effects of environmental regulations.
