基于持续年份住宅数据、利用空间热点分析和地理加权回归模型,对2011年以来长春市住宅价格分布的空间分异现象和住宅价格影响因素分布的空间异质性进行研究。结果显示:①近年来长春市住宅小区存在向内填充与向外扩散并进,圈层扩展和扇形放射融合的演化趋势,其中西南-东南扇面是居住空间扩展的主要方向;②2011年以来长春市住宅价格呈现出以南部为指向的扇面增长的空间特征,高价住宅街区由点状分布到片状扩散。通过半变异函数和冷热点聚类分析方法指出,长春市住宅空间的南北分异现象显著,住宅价格的低值与高值聚类以铁路为界线存在显著的空间隔离;③就POI数量而言,住宅小区周边银行保险、医疗、住宿、休闲娱乐数量对住宅价格产生较强影响,同时以上因素作用效应的空间差异性同样显著。  相似文献

本文以我国典型的老工业城市沈阳为例来分析其住房价格空间分异特征与影响机理。通过大数据方法获取该市1450个住宅小区的房价及特征数据,利用Kriging空间插值法模拟其房价空间分布格局,并从社区、公共配套设施和交通出行等方面构建地理加权回归模型,探究各因子对房价空间分布的影响机理。结果表明:①沈阳市住房价格呈现出多中心的空间结构,且长白区域已成为新的价格峰值区。②特征因素对住房价格的影响具有显著的空间异质性,其中,公共配套设施和地铁站对房价表现出较高的影响力,并对住房价格的作用程度呈现明显空间差异性。③受“强政府、弱市场”等的长期影响,政府调控下的城市资源分配不均衡成为沈阳等老工业城市住房价格空间分异的根本原因。  相似文献

ABSTRACT. Conditions for spatial price equilibrium are derived for a set of firms in oligopolistic spatial competition, distributed at fixed locations in a heterogeneous region where consumer purchasing patterns are a probabilistic function of the price distribution rather than a deterministic function of proximity to firms. The resulting prices vary with accessibility to consumers or with the degree of local spatial monopoly, and result in non-zero profits for firms. Conditions describing the existence and stability properties of this spatial price equilibrium are defined, and are shown to be equivalent for two different hypotheses concerning disequilibrium pricing behavior: a partial price adjustment model and a Bertrand game. For two different profit goals, total profit maximization and profit rate maximization, it is shown that a spatial price equilibrium exists and is at least locally quasi-stable.  相似文献

This paper examines two-dimensional spatial competition, with Bertrand price determination. With a block metric, equilibrium prices are significantly lower when market areas are squares than when they are diamonds (rotated squares) of the same size. If demand density grows, waves of entry occur, and the shapes of market areas change from squares to diamonds and back to squares again. The former change leaves prim unchanged, whereas the latter cuts prices in half. Results are also derived for a Euclidean metric, with square and hexagonal market areas. Optimal waves of entry are examined with the block metric. With either metric, the socially optimal market shape becomes suboptimal if market areas are constrained to be of the zero-profit size.  相似文献

Abstract. Consider two firms, at different locations, supplying a homogenous good at constant marginal production cost. Consumers incur travel costs to the firm for each unit purchased, and the travel costs increase with the amount of travel to each firm (congestion). When all traffic and all congestion are generated by travel to a duopolist, both the Nash–Bertrand equilibrium prices and the Nash–Cournot equilibrium prices exceed the sum of the marginal production cost and the marginal external travel cost. However, when the road is shared by travelers to the duopolists' facilities and travelers in competitive markets, the Nash–Bertrand duopoly price equals the competitive price and the Nash–Cournot price contains a markup.  相似文献

ABSTRACT Vector autoregression models are used to analyze the relationships between Texas and Illinois corn prices, and the New Orleans export price. Decomposition of error variances suggests an increasing exogeneity in the recent years between the export market and the two U.S. markets. 基于POI大数据的老工业区房价影响因素空间分异与实证   总被引:3,自引:0,他引:3  
在采集沈阳市铁西区2017年住宅、工厂、地铁站等兴趣点数据的基础上,将工厂距离、房龄以及住宅密度三个变量与传统变量共同参与构建地理加权回归模型,揭示房价影响因素的空间异质性及形成机制。结果表明:在全区范围内,房龄、住宅密度、公共交通、公共配套设施等对房价有显著的提升作用,而工业企业等对房价有一定的抑制作用;新老城区对比来看,所筛选的影响因素与房价的相关性具有显著的空间非平稳性,具体表现在工厂距离、公交密度、商场距离等因素在新老城区的正负影响差异,以及住宅密度、地铁站距离等单向影响因子回归系数的强度渐变;从研究方法来看,基于POI与GWR集成分析,可以有效克服房价实时更新慢、准确度低及数据清洗困难等传统难题,从而为构建和发展新数据环境下的经济地理研究提供参考。  相似文献

ABSTRACT The housing literature largely overlooks the price evolution of similar assets sold sequentially, even though such sales often occur with new residential developments. The law of one price implies no persistent price pattern for identical assets sold sequentially. Nonetheless, the auction and nonauction literatures reveal conditions leading to sales sequence effects on prices. This paper examines price evolution in the condominium market where similar units are sold sequentially in a setting with minimal consumption risk. The results indicate no pervasive sequence–price relationship for sequential sales of similar property units.  相似文献

ABSTRACT. A first step in the process of economic analysis of housing markets in Third World cities is the econometric analysis of housing trait prices. The information on market price of housing is basic to the derivation/estimation of other market parameters such as housing demand and supply elasticities. In addition, housing trait prices constitute invaluable inputs into the analysis of effects of government housing programs. This paper presents estimates of housing trait prices in a Third World city housing market, the city of Jos in Nigeria. Nonlinear stochastic specification of a policy constrained hedonic price function is presented as an unbiased estimator of housing trait prices. The Box-Cox statistical procedure was employed in the paper to obtain hedonic regression coefficients which are the parameters needed to compute the average prices evaluated both at the mean of each trait and at their margins. The potential uses of housing trait prices for policy analysis are discussed briefly.  相似文献

ABSTRACT Despite the refrain that housing prices are determined by “location, location, and location,” few studies of airport noise and housing prices have incorporated spatial econometric techniques. We compare various spatial econometric models and estimation methods in a hedonic price framework to examine the impact of noise on 2003 housing prices near the Atlanta airport. Spatial effects are best captured by a model including both spatial autocorrelation and autoregressive parameters estimated by a generalized moments approach. In our preferred model, houses located in an area in which noise disrupts normal activities (defined by a day–night sound level of 70–75 decibels) sell for 20.8 percent less than houses located where noise does not disrupt normal activities (defined by a day–night sound level below 65 decibels). The inclusion of spatial effects magnifies the negative price impacts of airport noise. Finally, after controlling for noise, houses farther from the airport sell for less; the price elasticity with respect to distance is −0.15, implying that airport proximity is an amenity.  相似文献

ABSTRACT. This paper examines two-dimensional price competition on a plane, with a block metric and a square grid of main roadways. One store is located at each intersection of main roadways. Consumer locations include a uniform distribution over the plane, linear concentrations along main roadways, and point concentrations at intersections. Bertrmd-Nash mill price competition is examined first. The equilibrium price depends on the relative numbers of consumers in the three types of locations (and on travel costs per mile and the spacing between stores). If too many consumers are in each point concentration, then the price equilibrium is undermined by a high-price strategy or by mill-price undercutting. Spatial competition with price discrimination is examined next, and compared to Bertrand-Nash mill price competition.  相似文献

ABSTRACT. Observations drawn from multiple markets are essential to the construction of indices of housing costs and to measures of demand for housing attributes. It is not evident when multiple markets exist or whether such markets exist for some attributes but not for others. We test for multiple markets by using Bayesian methods to assess the transferability (random exchangeability) of entire hedonic price expressions from one site and time to another, the transferability of hedonic price functions for particular attributes, and the degrees of similarity that hedonic price functions must have in order to be transferable. In our illustrations, price functions for structural housing attributes are generally transferable; prices for neighborhood attributes are not. Therefore, in our illustrations, the desired price indices and demand functions should be estimable for neighborhood attributes, but not for structural ones.  相似文献

ABSTRACT As the housing stock in a city is duplicated, developers must devote greater amounts of resources to the provision of infrastructure. If the production of infrastructure is characterized by decreasing returns to scale, this will cause the price of developable land to increase. The conditions under which an upward-sloping supply curve for housing will result are discussed. Using cross-sectional data for U.S. cities from 1973 to 1982, it is shown that land prices fail to increase with the quantity of construction and that the price elasticity of the supply of housing is infinite.  相似文献

ABSTRACT. In this paper we develop a model of the law of one price in a network where many markets are linked with a structure of paths. We show that arbitrage-free prices depend on the structure of the network and so do price dynamics. Our estimates indicate that local bypass and open access pipeline transportation were instrumental in opening arbitrage paths to natural gas city markets and causing their prices to converge. Spot markets in the city gates, pipeline hubs, and production fields, that are scattered over distant points in the vast pipeline network in the United States, now form a single market.  相似文献

ABSTRACT We use Italian firm‐level data to investigate the impact of trade openness on the distribution of firms across marginal cost levels. In so doing, we implement a procedure that allows us to control not only for the standard transmission bias identified in firm‐level TFP regressions but also for the omitted price bias due to imperfect competition. We find that more open industries are characterized by a smaller dispersion of costs across active firms. Moreover, in those industries the average cost is also smaller.  相似文献

In this paper a model of spatial Cournot competition among retail firms is devised and used to assess the effect of a variety of structural factors on retail prices and profits. The model illustrates the spatial chain of interaction that firms must anticipate to reach equilibrium when organized in chains or as independents. 基于北京市六环内住房租赁样本的交易数据,本文以北京地铁为例,采用空间回归模型实证探讨轨道交通对合租和整租这两种不同方式下的住房租赁价格的影响。结果表明:①基于轨道交通的就业可达性对于租赁价格会产生显著的增值效应,租客愿意为就业可达性较好的住房支付溢价租金。②地铁站点密度对整租的租赁价格具有正向影响,对合租无显著影响,而地铁换乘线路变量未对租赁价格产生显著影响。③轨道交通对合租和整租住房租赁价格的影响随着距离增加呈现差异化的演变规律。合租方式的租赁价格的影响随着实际路网距离的增加呈现单调递减,距站点500m范围内影响最大;而整租方式呈现倒“U”形变化,在500-1500m范围内增值效应最大。针对研究结果,建议政府加大租赁住房供给的同时要充分考虑轨道交通要素,精准施策以实现公共资源的空间高效配置。  相似文献

本文分析了学区房和学区的不同意义,进而对学区的正负外部性进行了解析,认为学区、学校、个人、政府间复杂的博弈关系最终导致了城市中的社会空间分异和居住空间分异的加强。在梳理发达国家主要城市经验、对比北京市与剑桥市的学区发展基础上,指出当前的划区政策增强了学区的稀缺性,却没有增加公平性,从而助推房价的高涨。为了更好地促进教育均等化实现,政府应努力提高优质教育学校的数量;形成资本性收入在学校和市场间的合理流动与分配;废弃以学区为主实施优质学区管理的办法,实施学校分层化管理,从而促进教育公平性和对人力资源开发这一综合目标的实现。  相似文献
