过剩通勤是衡量城市居民职住空间组织和通勤效率的重要指标。本文以快速工业化城市中山市为例,采用2012年中山市交通调查数据,分析中山市职住空间平衡与过剩通勤状况。通过线性规划模型计算发现,中山市居民的通勤距离、过剩通勤率(E)、通勤容量(Cu)使用率均普遍小于国内大城市和西方城市。城市空间结构与土地利用、产业结构与就业结构对中山市的通勤特征的形成有重要的影响。过剩通勤各项指标与户籍、职业类型和家庭收入有显著的相关性。表现为家庭收入越高,过剩通勤率相对较高。机关事业单位和企业行政办公人员通勤效率较低,而产业工人通勤效率较高。非本市户籍人口通勤效率高于本市户籍人口。  相似文献

Urban Villages in China: A 2008 Survey of Migrant Settlements in Beijing   总被引:2,自引:0,他引:2  
A team of Beijing-based urban planning specialists is joined by a noted American geographer to present the results and analyze their 2008 survey of migrant settlements in China's capital city. The paper examines the living and work conditions as well as housing consumption behavior of migrants in Chinese cities, focusing on chengzhongcun or urban villages—rural settlements that have been transformed into poor living spaces for migrant workers. It finds that although migrant workers are willing to pay the same or higher rent per unit of space, they consume much smaller dwelling spaces than local residents. Estimations of the Mincerian wage equation and of a housing demand equation show that migrants' small space consumption is a function not only of low income but also of a reluctance to spend their earnings in the city. The findings reinforce the notion that migrant workers consider the city as a place to work rather than a home in which to live. Population, household, and housing data of twelve cities in industrialized countries are compared with respect to different rates of growth or decline in the inner and outer parts of the urban area. The study shows that in nearly all metropolitan areas the core declines in terms of population, but less in terms of households, and is stable or grows in terms of dwellings. This phenomenon can be characterized as a process of “spatial substitution” from core to periphery which is fast in terms of population, but slow in terms of dwellings because of the inherent inertia of the physical stock of the city. Following Batten (1985), a logistic substitution model is used to compare the speed and duration of spatial substitution in the urban areas studied. It is found that the process is similar in most urban areas, but that the cities have reached different points along its course. The conclusion is that the residential deconcentration observed in most urban areas in industrial countries is mainly a consequence of overall population growth or decline, decreasing household size, increasing per capita consumption of floor space, and lack of land in the core.  相似文献

ABSTRACT This paper examines the spatial dimensions of trust in two Southeast Asian cities using data from both household surveys and field experiments conducted in low‐income communities. The results suggest that space and location are important to understanding communal action and trust in developing countries. 长期以来,我国租赁住房市场被严重边缘化,“十三五”规划明确提出建立租购并举的住房制度,彰显了让住房回归“居住属性”特征。住房租赁市场成为研究热点,而居民的租赁住房可支付能力是其关键。本文将保障性租赁住房与商品性租赁住房合为一体作为研究对象,从我国住房租赁市场的现状出发,客观评价不同人群的家庭可支配收入、最低非住房消费标准、住房补贴比例等指标,在此基础上定义人均租赁住房可支付能力指数,用于评估不同人群的可支付能力。结合目前的租赁住房市场的供给情况,运用GIS软件分析居民可支付能力的空间特征,分析北京市现有租赁住房与居民租房可支付能力匹配情况,对于合理制定多层次租赁住房市场政策具有参考意义。  相似文献

Homeownership by migrant households in large Chinese cities is increasingly evident and sometimes blamed for driving up local housing prices. Hukou reform grants local hukou to migrants in small cities while it allows large cities to set up hukou entry barriers to control migration. This paper explores whether migrant households’ micro-level characteristics and macro-level urban policies relating to hukou reform have any impact on their housing tenure choices. Using data from a 2009 survey of migrant households in six large cities, this study adopts logistic regression models to examine factors influencing labor migrant households’ tenure decisions. We find that household income and head of household hukou type, contribution to pension fund, and enrollment in health insurance all positively predict homeownership. Migrant households are more likely to be found in cities with larger population size. We argue that city entry barriers create new forms of institutional haves and have-nots and new forms of inequality. The sustained impact of previous hukou types suggests inherited inequalities through intergenerational wealth transfer, which calls for targeted welfare policies to mediate.  相似文献

以2009-2017年南京市“一主三副”商品房社区为基本研究单元,运用GIS地统计分析中的普通Kriging插值法对“一主三副”住宅价格空间分布进行模拟和估计,并利用地理加权回归(GWR)模型探究社区属性、商业区位、交通区位、服务区位和景观区位等类型变量对住宅价格的影响规律。研究结果表明:①南京市房价总体上呈现主城向副城递减的中心外围模式,“一主三副”住宅价格空间结构呈现出同心圆和扇形融合的混合模型。②中心位势对主城住宅价格影响相对下降,对副城影响相对提升,交通位势表现出相反的趋势,住宅房龄、绿化环境对住宅价格的影响由主城向副城递减,山水景观的影响由长江沿岸向外围递减。③主副城住宅价格影响因素具有空间异质性,其中主城受距CBD距离、住宅建筑年代和绿化率的影响较大,而副城主要受距地铁站距离、距景观资源距离的影响。  相似文献

From 1940 to 1960 across 20 large U.S. cities, rental housing's price fell, renters’ incomes rose, rent's share in household budgets fell, and, as expected, renters’ real housing consumption increased. From 1970 to 2010, rental housing's price increased, renters’ incomes decreased, but, unexpectedly, renters’ real housing consumption increased. We find neither demographics nor housing supply factors account for the anomalous post‐1970 increase in renters’ housing consumption. We conclude that after 1970 there was a nationwide increase in renters’ preferences for housing consumption. With incomes falling, renters increased housing consumption by decreasing consumption of other necessities including food, clothing, and transportation.  相似文献

This paper provides a complete comparative-static analysis of the simplest model of urban household behavior that incorporates time explicitly. Results involving the housing-price function and the effects on housing consumption and location (radial distance from the CBD) of exogenous changes in preferences for housing, housing price, and money costs of transportation are the same as in models not incorporating time explicitly. In addition, it is found that housing consumption and location are negatively related to commuting time, positively related to nonwage income, and ambiguously related (both a priori and empirically, for reasonable values of the relevant variables) to the wage rate.  相似文献

ABSTRACT. In this paper, we adapt recent developments in uncertainty modeling to the location choice paradigm. In particular, we analyze the impact of income and housing price uncertainty on housing demand and location demand characteristics in a partial equilibrium framework. We begin by recognizing that housing consumption cannot readily be altered in response to changes in income and price. We find that income and house price risk affect housing and location demands in different ways. Additionally, the spatial characteristics of price risk also affect consumer housing and location demands. For example, if housing price risk is lower farther from the central city, housing demand can be greater in those locations even with the higher transportation cost. Thus, over some locations, the expected price gradient could be positive.  相似文献

The service hub concept is strongly associated with deprived areas of North American inner cities, where agglomerations of low‐cost housing and service providers form a space of survival for marginalised populations. In this paper, we contend that service hubs can take other forms, including as small‐scale sites of housing and service provision, informally networked across an urban region. We develop this argument with reference to suburban campgrounds in Auckland, New Zealand—a city experiencing a severe housing affordability crisis. Both individually and collectively, campgrounds enable vulnerable households, as well as tourists, to inhabit an increasingly exclusionary urban environment. Drawing on interviews with 24 resident campers and eight managers, we highlight the role of campgrounds in supporting residents through the provision of informal housing and on‐site services. This provision also benefits the facilities' owners and managers, by creating a year‐round rental income stream. We find that campgrounds are critically important for those whose lives are rendered precarious by the housing market.  相似文献

This paper investigates spatial trends of multigenerational adult families in metropolitan Sydney. Australia's immigrant gateway city, Sydney has high housing costs and infrastructure pressures, and planning policies support higher residential densities. In this context, the accommodation of persons living in multigenerational families is examined, by major region of origin, their geographies in Sydney, and by housing costs and constraints. Results highlight that cultural origins were influential in multigenerational household formations, and such formation is higher in areas of first and second ethnic community formation areas. Multigenerational living is also more common in middle ring and outer areas of cheaper housing. Implications are drawn for more nuanced housing policies in Sydney and comparable cities, given that detached and semi‐detached houses were favoured by these households, whereas two‐fifths of new housing constructed in Sydney in 2011 consists of two or less bedroom apartments.  相似文献

This paper develops a new way to present standard urban models graphically and a new rent function called the rent-commuting cost function. The rent-commuting cost function represents the relationship between rent and total commuting cost. At least theoretically, it is superior to the traditional rent-distance function in depicting and measuring stylized facts of the city because its gradient is independent of the functional form of the commuting cost function and falls as household income rises.  相似文献

基于日常医疗消费出行调查数据,剖析了中小城市居民日常就医出行空间社会特征,并与特大城市比较,结果表明:中小城市居民日常就医选择以市域最高等级综合医院为中心,形成"一超多强"多中心结构,出行空间呈"三带四圈层"的核心-外围形态。低收入群体近距离就医特征突出,出行空间小;高收入群体消费选择较为多元,出行时空范围广。中小城市居民日常就医首选私人诊所,出行距离是首要考虑因素,出行空间与收入水平呈正相关;特大城市居民日常就医首选区级医院,更重视医疗机构社会声誉,与中小城市存在显著差异。  相似文献

As countries develop the percentage of population living in urban areas tends to increase. As this happens, inequality is expected first to increase and then to decline in what is known as the Kuznets inverted‐U. But the literature has not paid much attention to differences in the absolute size of cities potentially affecting economy‐wide inequality. Building on insights from the urban economics literature, this paper studies the relationship between the size and distribution of cities and income inequality at country level. Results show that beyond Kuznets’ hypothesis there is a U‐shaped relationship between average city size and inequality; inequality first falls and then increases with average city size. This result is robust to a long list of controls, different estimation techniques, and identification strategies.  相似文献

基于重庆市武陵山区和秦巴山区贫困农户与非贫困农户的调研数据,运用双重差分模型检验精准扶贫政策对贫困农户收入增长的影响。结果表明,贫困农户在精准扶贫政策的支持下,家庭人均纯收入增长显著,与非贫困农户相比差距进一步缩小;家庭主要收入来源,由单一渠道向多渠道转变,人均种植业收入和人均养殖业收入增长最明显,二者贡献率合计达到61.87%;农户的年龄、家庭人口数量、老人小孩数量、耕地面积、耕作半径、是否发展特色产业等因素对贫困农户家庭人均纯收入影响显著。因此,发展特色产业,解决贫困农户的教育、医疗、住房和土地撂荒问题是保障贫困农户脱贫后稳定增收的关键。  相似文献

保障性住房建设解决了大量城市低收入家庭的住房问题,但大多区位偏远、交通不便,远离城市就业中心,导致低收入人群的通勤成本上升,进而对其就业和收入产生影响。本研究以昆明市为样本城市,选取廉租房、公租房和经适房3类保障性住区,利用通勤距离、通勤时间、通勤方式、工作地点等指标,从居住-就业空间匹配角度,揭示保障性住区居民就业空间特征;并通过建立包含空间虚拟变量的多元回归方程,揭示了保障性住区居民就业空间特征对其收入的影响。  相似文献

以成都市为实证研究对象,在大规模问卷调查的基础上,对西部大城市居民通勤基本特征进行了研究。分析发现,西部大城市居民通勤方式以公共交通为主,选择私家车作为通勤工具的比例较高;大部分居民的通勤时间在30分钟以内,通勤距离小于5km。和北京、广州等东部大城市相比,西部大城市职住分离现象还不是非常严重;不同属性居民的通勤时间存在差异,西方空间错位假说反映的城市社会空间不平等现象在中国西部大城市同样存在并逐步显化;通勤空间组织特征与城市结构以及城市功能分区存在密切的关系;西部大城市的快速发展对居民日常通勤影响较大。  相似文献

城市企业主义是理解地方政府行为与城市空间变迁的重要政治经济视角,在中国推进经济全球化和住房市场化的背景下,企业化的地方政府,特别是大城市政府,在保障房的建设实践中往往采取偏向性的策略选择。本文着重讨论企业主义视角下大城市政府保障房建设的策略选择及其社会空间后果。研究发现,大城市政府主要通过实施保障房政策的异化和保障房住区的边远化策略,来履行其住房保障职责。然而,这种选择性策略带来的直接的社会空间后果是低收入群体的边缘化,具体表现为外来务工人员等在保障政策上的边缘化,以及保障房居民在社会空间上的边缘化。文章进一步指出,保障房应回归其保障本位,以满足低收入群体的真实需求。  相似文献

In this paper I examine the relationship between city and suburbangrowth over the last three decades for a sample of U.S. metropolitan areas. I develop a structuralempirical model relating city income growth to suburban growth in income, population, andhouse values. The model allows for bidirectional effects of cities on suburbs and suburbs oncities, as well as for unobserved factors affecting both city and suburbs. The simultaneous,latent-variable model is identified using a combination of exclusion and covariance restrictions.Instrumental estimation results indicate that income growth in large cities enhances suburbangrowth; but income growth in small cities has little effect.  相似文献
