The spatial interaction model (SIM) is an important tool for retail location analysis and store revenue estimation, particularly within the grocery sector. However, there are few examples of SIM development within the literature that capture the complexities of consumer behavior or discuss model developments and extensions necessary to produce models which can predict store revenues to a high degree of accuracy. This article reports a new disaggregated model with more sophisticated demand terms which reflect different types of retail consumer (by income or social class), with different shopping behaviors in terms of brand choice. We also incorporate seasonal fluctuations in demand driven by tourism, a major source of non‐residential demand, allowing us to calibrate revenue predictions against seasonal sales fluctuations experienced at individual stores. We demonstrate that such disaggregated models need empirical data for calibration purposes, without which model extensions are likely to remain theoretical only. Using data provided by a major grocery retailer, we demonstrate that statistically, spatially, and in terms of revenue estimation, models can be shown to produce extremely good forecasts and predictions concerning store patronage and store revenues, including much more realistic behavior regarding store selection. We also show that it is possible to add a tourist demand layer, which can make considerable forecasting improvements relative to models built only with residential demand.  相似文献

Regions having high solar radiation are often considered to have to greatest potential for the use of solar energy in the space heating of buildings. Areas with severe cold climates and high energy demands are usually overlooked, because of the natural assumption that solar energy cannot be effective there, on its own. Yet, such a simple view may reduce the incentive for implementing solar energy technology in regions where its contribution can be very significant.
In this essay I provide a climatological evaluation of the potential for residential solar space heating across the contiguous United States and southern Canada. For analysis, long-term mean climatological data will be used and certain house and solar collection system characteristics will be assumed and held constant for all locations. Note, however, that the performance of an individual solar system at a specific site requires a detailed simulation model (for example, see Klein et al., 1976) and comprehensive analysis of the solar climate (Hay, 1977). The simplified procedure in this study is intended to serve a broad energy planning purpose, by providing an assessment of the geographical regions where residential solar heating should be most encouraged.  相似文献

Previous research consistently finds that racially based residential segregation is associated with poor economic, health, and social outcomes. The purpose of this paper is to explore the relationship between residential segregation and self‐reported happiness. Using panel data from the National Survey of Families and Households (NSFH), we begin by estimating ordinary least squares (OLS) regressions of happiness on a measure of MSA‐level segregation, controlling for a rich set of individual, neighborhood, regional, and state characteristics. The OLS results suggest that increased segregation is associated with a reduction in happiness among blacks. To deal more appropriately with the potential endogeneity of location choice, we extend the methodology to fully exploit the panel structure of the NSFH and incorporate individual fixed effects into the happiness equation. Contrary to the OLS results, our fixed effects estimates imply that blacks are happier in more segregated metropolitan areas. The paper discusses the implications of these results within the context of current integration policies.  相似文献

In this paper we develop a framework to describe the individual choice of residential location using the microeconomics of discrete choices. The individual is seen as deciding frequency, duration, and location of a set of activities for each potential residential zone, knowing the distribution of goods and activities in space as well as transport costs and travel times. The conditional indirect utility function and its associated willingness to pay function for each zone are obtained, where the roles of accessibility, income, and neighborhood attributes emerge clearly. Zonal utility in discrete location choice models can be specified and interpreted using these functions.  相似文献

This paper provides evidence that a longitudinal research methodology is particularly well suited to disentangle life-course explanations of residential mobility while controlling for the duration-of-residence effect. Much of the literature on residential mobility has yielded conflicting evidence regarding the effects of cumulative inertia, cumulative stress, and duration dependence due in large part to different methodologies and different operational conceptions of the life cycle. I argue that the lack of analytical attention directed toward the concept of the risk period, as well as the persistent use of the household, rather than the individual, as the unit of analysis, further serve to confound our understanding of residential mobility. The empirical analysis uses the Panel Study of Income Dynamics and discrete-time logistic regression models to include duration dependence, state dependence, associated events and nonstationarity in models of residential mobility for both renters and owners. Using an event-oriented data structure that links household careers and housing careers, the study is conducted in three stages: (1) important tenure differences are established using comparative survival rates, (2) discrete-time logit models of the hazard of moving, that include duration dependence and state dependence, are fitted by tenure group, and (3) the models are extended to include a change in household type as an associated event that increases (or decreases) the likelihood of moving. The findings indicate the potential of event-history analysis to advance the field of residential mobility by providing a means to assess issues that once seemed intractable.  相似文献

This article investigates the relationship between zoning by-laws, as put forward in governmental land-use plans and the viability of urban residential neighbourhood economies. The Dutch planning tradition has long been characterized by strict separation of functions and top-down planning. We argue that profound changes in social and economic structures make land-use planning practices less suitable for the current policy formula of “mixed urban milieus”. Although the residential neighbourhood might not be the location of large firms, it definitely attracts small ones, and facilitates starting businesses whose presence (and potential growth) can be beneficial to the city as a whole. We present a typology of spatial patterns of neighbourhood economies based on land-use plans and describe whether these are related to the distinctive economic development of the neighbourhood over the period 1999–2007.  相似文献

老龄化程度不断加深给区域经济社会发展带来了严峻挑战,如何保障老年人口享有积极与健康的生活质量,提升其幸福感和满意度成为当前的重要研究课题。论文基于问卷抽样调查数据,以合肥市为研究案例地,从主观与客观两个层面入手构建结构方程模型,重点厘清客观建成环境、主观建成环境对老年人居住满意度的影响。研究结果表明:(1)合肥市老年人对社区居住满意程度为比较满意,但不同个体属性的老年人居住满意度具有明显差异,户籍、性别等特征老年人的群体差异最突出,家庭结构对老年人居住满意度的影响不显著。(2)主观建成环境要素对老年人居住满意度具有显著正向影响(路径系数为0.81),社区治安情况、美观程度、交通通达性与社区娱乐设施等感知特征对居住满意度的影响程度依次递减,但客观建成环境要素总体对老年人居住满意度呈弱负相关性。(3)社区邻里交往对老年人居住满意度具有正向影响,在综合考虑主客观建成环境要素、社会交往等因素后,除性别和户籍、学历和收入外,部分个体特征的影响没有通过显著性检验。  相似文献

R esidential m obility is one of the most important forces underlying changes in the social composition and physical characteristics of urban areas (Rossi 1955, p. 2). Consequently, numerous studies on residential migration have been carried out in order to comprehend this process better and thereby aid in the assessment of migration theories and in the development of appropriate models. Mobility studies have examined the characteristics of outmigration areas and households, motivations to move, satisfaction achieved through relocation, and the impact of residential changes. However, as Maher (1974) points out, previous analyses are incomplete in that they tend to focus on the demand characteristics of residential relocation and to omit the supply side of the process, the available housing stock. This study attempts to rectify this omission by considering the provision of newly constructed single-family detached housing in Windsor and the resultant migration patterns and processes through vacancy chain analysis. The demand and supply concepts of residential mobility are examined with regard to the housing multiplier generated by different locations and values of new homes, the socio-economic and demographic characteristics of households at various positions in the turnover process, the reasons for moving, and the spatial patterns of residential moves originating from new housing. In addition, by focusing on a specific form of housing the study avoids problems which may arise from aggregate level analyses of households adjusting to new housing opportunities.  相似文献

Research in energy sustainability is gaining renewed priority because of the growing importance of climate‐change issues and the ratification of the Kyoto Protocol by many countries. Increased energy efficiency and substitution of less carbon‐intensive fuels are proposed as the principal means to reduce greenhouse‐gas (GHG) emissions and associated climate change. The residential sector is an important area for improvement, as it accounts for 22 percent of global energy consumption. This paper illustrates the integration of four dimensions of energy issues within a single community study in Waterloo Region, Canada. First, it overcomes the limitations of single‐discipline approaches to energy studies by recognizing the importance of social context in measuring the potential to reduce energy consumption. The ‘sociotechnical’ potential to reduce residential consumption by 25 percent is lower in our analysis than traditional measures of the technical potential, but is considered more achievable. Second, the paper examines how community‐based implementation can enhance the effectiveness of a national energy efficiency program (EnerGuide for Houses, or EGH). Controlled marketing experiments demonstrated higher response rates for materials highlighting local partners. Third, the paper outlines how the local capacity developed by diverse stakeholders (city councils, regional government, federal government agencies, local utilities, local businesses, environmental nongovernmental organizations and the local university) was an important means of overcoming many of the barriers to taking action. Fourth, the paper details the examination of issues of energy efficiency and fuel substitution through a survey of residents’ attitudes and comparison to behaviour. For example, stated ‘willingness to pay’ was compared to the actual sign‐up rate for the first introduction of ‘green’ electricity in the Ontario residential market. The integration of these four dimensions in a single study offers a framework that can be reviewed and adapted to meet the needs of other projects.  相似文献

Abstract We formulate a microeconomic model of residential location choice behavior as an aggregate of the individual behaviors of household members, subject to individual time constraints and a common income budget. A simplified version of the model is estimated from stated preference rank‐order data, yielding a function that may be interpretated as a conditional indirect utility function. We consider Box‐Tukey transformations, segmentation by income class, and a consistent treatment of data at different rank depths using the simultaneous mixed‐estimation method. Measures of the household's willingness‐to‐pay (through rents) for reducing travel times to work and study in the short run, are interpreted as subjective values of time and compared with such values derived from mode choice models. Our results are plausible, and consistent with recent findings showing that the short‐run benefits of transport projects derived by transport models are larger than benefits measured at the land use system.  相似文献

The article focuses on the neo-liberal model of elite residence in India—the high-rise, high-density condominium. The growing presence of this model as an expression of social mobility indicates the critical role played by this new housing type in relation to the socio-cultural transformations advanced by neo-liberalism. This article, then, is an architectural inquiry into this new residential type within the contemporary setting of globalisation. I employ the idea of physical and social thresholds as a conceptual tool to investigate the progress of this spatial and cultural typology, following its injection into the Indian architectural landscape. I explore the multiplicity of physical thresholds within its spatial planning as a signal of manifest social relationships of increasing complexity. The two case studies in the global node of Mumbai explored in this research represent the beginning and the peak of development of this gated housing type. The methods used include spatial analyses of the design of the condominiums, participant observation and a reading of marketing material. The findings reveal that what started as a global residential type devoid of socio-cultural overlays has now evolved into a residential form with deeply entrenched cultural hierarchies echoing many attributes of colonial elite-status building.  相似文献

以广东省五华县为例,以行政村为单元,在政策指标测算法的基础上,从自然环境状况、经济保障能力和社会因素等3方面构建理论潜力修正模型,将理论潜力修正为可实现潜力,并根据土地适宜性评价估算增加耕地潜力,以期为科学编制农村土地整治规划提供依据。研究表明,五华县农村居民点用地布局分散、规模小、空间差异显著,呈现出沿河谷、沿交通线路分布的典型特征。到2020年,农村居民点整治理论潜力为5683.91 hm2,北部村庄的整治潜力较大;可实现潜力修正系数为0.54,与理论潜力相差较大,各行政村之间差异明显;新增耕地潜力系数介于0.32-0.94,预计新增耕地1943.41 hm2,琴江、五华河沿线村庄的新增耕地潜力较大。建议实施差别化的农村居民点整治对策,推进五华县农村土地整治。  相似文献

The theoretical premise of this paper is that place is an unbounded material, social and cultural agent within and through which practices of colonialism were enacted in British Columbia. Specifically, the places of British Columbia's 'Indian' residential schools, and the subjects who occupied them, are conceptualized as intimate sites nested within Canadian colonial and nation-building agendas that were predicated on policies of assimilation, enculturation or annihilation of indigenous people. Such conceptualizations allow for an understanding of both how colonialism was actualized against First Nations' peoples and how First Nations' peoples actively navigated and resisted that colonial project. In order to access experiences of residential school places, the article draws from published First Nations' testimonial literatures. It also draws from creative materials produced by students within the schools in order to understand how First Nations' students articulated against assimilative educational processes. The article concludes with a consideration of how nested place, First Nations' resistances, and Euro-colonial concepts of gender are circulating today with reference to a Dakelh woman (and former residential school student) under consideration for beatification in northern British Columbia.  相似文献

The paper integrates several important elements of the institutionalized and regulated nature of the housing market and analyzes the relationship between household type and housing choice in Vienna within a nested multinomial logit framework. In particular, the concept of household specific choice sets is used to account for institutional, informational and income-based constraints of the choice process. Government subsidies (such as housing and rent allowances, non-interest-bearing state loans) are explicitly taken into account in the definition of variables. Housing choice is considered in three stages: the choice of a dwelling unit given dwelling type and residential zone, the choice of a dwelling type given residential zone, and the marginal choice of a residential zone. The coefficients are derived by means of a sequential ML-procedure. The empirical results clearly indicate that demographic variables have significant impacts on housing choice behavior. Income as a single explanatory variable as well as its interacting with size measures and the quality of the house are found to be important criteria for dwelling unit choice, as housing cost variables for dwelling type choice behavior. The dwelling unit and dwelling type choice submodels fit reasonably well, whereas the residential zone model is less successful.  相似文献

ABSTRACT. This paper incorporates an exogenous taxing and service-providing public sector into a dynamic residential land-use model in order to examine how local-government fiscal policies alter the pace and pattern of residential development. The model is used to derive the comparative-dynamic responses to variations in the income, sales, and property taxes and public-service time paths. The results show how tax and expenditure effects systematically depend upon the anticipated relative growth rates in rents to alternative uses and vary across locations within a given urban area as well as across urban areas themselves.  相似文献

Strontium isotope analysis on human remains from the Iron Age (4th/3rd century BC) cemeteries of Nebringen, Germany and Monte Bibele, Italy were carried out to investigate the role of residential changes during the period of the historic “Celtic migrations”. From an archaeological perspective, the location of the cemeteries in the Celtic core (Nebringen) and expansion area (Monte Bibele), and the distinctive development of their material culture, suggest that the buried populations had differing mobility rates. On the contrary, the strontium results indicate that only few individuals were mobile or non-local. There is, however, a difference in variation of strontium isotope ratios between the two studied cemeteries, presumably caused by differing geological conditions. In Nebringen changing use of cultivated land in a geologically heterogeneous environment most likely caused varying strontium isotope ratios even within the same jaw, while individual mobility over longer distances can also not be excluded. In Monte Bibele the range of strontium isotope ratios is narrow, and this may be explained by a community living in the same village and using the same agricultural resources. For various prehistoric time periods it has been suggested that some population groups were more mobile than others, for example because they had special social roles. In the two cemeteries studied here, males have slightly more often a non-local birthplace or moved during childhood. In contrast, females had isotope signatures which are more consistent with the local geological environment. Male mobility is, however, not correlated with burial as a warrior, and patrilocal residential patterns were not observed among females. Foreign and local items are found with isotopically local and non-local individuals and objects per se do not indicate descent. The motives for residential changes were, therefore, varied and not constrained to a specific area or population group. The presented dataset provides details on the way of life and land-use in the Celtic communities, for which information is otherwise absent.  相似文献

This article highlights the psychological dimension of social learning. Insights from psychology address the interrelated role of personal and group dynamics in social learning. This can provide a useful starting point for a rewarding use of social learning as an analytical tool in co-creative planning. Such an approach to social learning proves beneficial to (i) identify both positive and negative potential effects of social learning, (ii) untangle hidden power relationships at play at individual and small group levels in relation to social psychological factors, and (iii) discern the role of individuals and small groups within their larger contexts. The findings are empirically illustrated with a case of incremental urban development in Groningen, the Netherlands.  相似文献

The incidence and spatial patterns of residential mortgage lending for a sample of resales in Metropolitan Toronto in 1976–7 are examined. The empirical evidence indicates a high level of private individual financing and a clear spatial differentiation of lender types. Regression analyses indicate the importance of ethnicity, in addition to income, in accounting for these spatial variations. The importance of ethnicity is verified by cross tabulations between source of mortgage funds and borrower ethnicity. Factors such as the legislative environment within which financial institutions operate, the policies of individual institutions, and the advantages of private mortgages are evaluated as possible explanations for the observed patterns and relationships .  相似文献
