This study uses data of about 9,000 apartment sales in Stockholm, Sweden, to assess the impact of crime on property prices. The study employs hedonic pricing modelling to estimate the impact of crime controlling for other factors (property and neighbourhood characteristics). Geographic Information System (GIS) is used to combine apartment sales by coordinates with offences, land use characteristics and demographic data of the population. The novelty of this research is threefold. First, it explores a set of land use attributes created by spatial techniques in GIS in combination with detailed geographical data in hedonic pricing modelling. Second, the effect of crime in neighbouring zones at one place can be measured by incorporating spatial lagged variables of offence rates into the model. Third, the study provides evidence of the impact of crime on housing prices in a capital city of a traditional welfare state, information otherwise lacking in the international literature. Our results indicate that apartment prices in a specific area are strongly affected by crime in its neighbouring zones, regardless of crime type. When offences were broken down by types, residential burglary, theft, vandalism, assault and robbery individually had a significant negative effect on property values. However, for residential burglary such an effect is not homogenous across space, and apartment prices in central areas are often less discounted by being exposed to crime than those in the city's outskirts.  相似文献

Abstract. A hybrid conditional logit choice model is estimated using data on the characteristics and destination of homeowners who engaged in intrametropolitan moves among 17 school districts within the Columbus, Ohio area in 1995. The model is used to test the relative influence of local fiscal and public goods versus household‐level characteristics in determining household location choices across central city and suburban school districts. Results provide evidence of both a “natural evolution” of households to the suburbs, due to job location, residential filtering, and household income and lifecycle effects, and “flight from blight,” due to lower school quality, higher crime levels, and lower average income levels in the city. In comparing the magnitudes of these variables, we find that school quality exerts the strongest influence: a 1‐percent increase in the school quality of the city district increases the probability of choosing a city residence by 3.7 percent. In contrast, the effects of household income and other individual characteristics are relatively modest. The findings provide support for a “flight from blight” suburbanization process that is dominated by differences in neighborhood quality between the city and suburbs. An implication is that investments that promote central city development and reduce suburbanization are justified on efficiency grounds if negative externalities are generated by increased concentration of poverty, crime, and low school quality.  相似文献

Although pharmacies play an important role in providing information and advice on health issues to lower income people in developing countries, the distribution of urban pharmacies is not balanced with respect to population distribution in some of the districts of Istanbul. This situation can severely limit the accessibility of pharmacy services to the people with lower socio‐economic background. A multiple regression analysis is used in order to find out the factors which affect the spatial distribution of pharmacies in Istanbul. The number of pharmacies in the districts considered is taken as the dependent variable and the number of hospital beds, physicians, population, employment, income, number of educated people and distance to the CBD are taken as independent variables. According to the results, the population of the districts and the number of educated people, physicians and hospital beds are the most important factors affecting the location of pharmacies in Istanbul. The other variables are not found significant in affecting the location of pharmacies at the metropolitan level. Suggestions are made for better distribution of pharmacies and for further research.  相似文献

The Third Congressional Districts of Oregon and Washington face each other across the Columbia River. It is not surprising that for more than a decade each district had been represented in Congress by the same representative or that they were both Democrats. Though Oregon's Third District is much more urban and compact than Washington's, they share some of the demographic and economic characteristics which are usually associated with Democratic constituencies outside of the South, namely, a relatively high proportion of persons employed in manufacturing or other heavily unionized occupations, who are relatively mobile, or of fairly recent ethnic stock. What is not so expected is that both incumbent Congressmen were Congresswomen — Edith Green of Oregon and Julia Butler Hansen of Washington. Mrs Green and Mrs Hansen were chosen as the specific subjects of this study because they had both demonstrated political longevity in retaining Congressional office throughout see‐sawing political changes in party domination in both their states and the national administration. They were both longstanding members of the Democratic Party. They were both from the Pacific Northwest, giving them common regional interests, and indeed, while from different states, their districts are continuous with the Columbia River as a common boundary adding specific common district interests. Each had attained what are generally recognized as powerful positions within the structure of the Congress as chairpersons of important subcommittees: Mrs Green as Chairman of the Special Subcommittee on Education of the House Committee on Education and Labor; Mrs Hansen as Chairman of the Subcommittee on Appropriations for the Interior and Related Agencies of the House Appropriations Committee. The purpose of this paper is to examine the spatial distribution of housing prices at the metropolitan and at the district level of Istanbul. At the metropolitan level, the most important factors which affect housing prices are sub-market, floor area and sea view. At the district level, housing prices vary from district to district according to locational, socio-economic and property characteristics. High-income sub-markets have higher coefficient of determinations and more significant variables than low-income sub-markets. Furthermore, the results suggest that planned districts have higher housing prices; thus, restructuring squatter areas and revitalizing inner city areas provide not only benefits to individuals but also higher tax revenues to the city.  相似文献

由于目前犯罪空间聚集特征研究的单元主要是地点、街区、巡逻区等,但是许多警务工作是沿道路网络开展的,因此有必要研究犯罪在道路网络上的空间聚集特征。本文以路段为分析单元对浙江省某地2011-2014年发生的16787起盗窃类犯罪进行了研究。通过分析,发现:1在道路网络中存在犯罪热点路段;2犯罪在路段上具有聚集性,少部分犯罪热点路段聚集了大部分犯罪,如19.86%的犯罪热点路段聚集了53.42%的犯罪;3犯罪热点路段在道路网络中也具有空间聚集性,主要聚集在类型为住宅区、大学、商业区等7个区域。根据犯罪在道路网络上的聚集特征,警察部门能优化相关警务工作,科学分配警力资源,从而提高治安防控、犯罪预防、侦查破案等能力和效率。  相似文献

Over time, the residential areas close to city centres have experienced change in their function and social structure. In Istanbul a functional and social change is also observed, especially in the residential buildings near the historical city centre. This study investigated this process of transformation through a research project conducted in the southern part of the Istanbul Historical Peninsula (old city centre) and documents the recent functional changes in this district. It also considers the role of tourism in the process of inner city transformation. On the basis of the data collected during the study, proposals are forwarded for the future development of the area.  相似文献

The preservation of old downtowns has become a necessity of growing interest. New urban policies have been approved in different countries in order to revive the old city centers and make them economically sustainable. In this global trend, the municipality of Manresa (Barcelona) developed an important urban planning operation in the old district that included the demolition of a group of existing buildings and the construction of a new modern one in close proximity to a group of old residential buildings which are cultural heritage of the city. As a consequence, specific areas of risk were generated which lead to the adoption of precautionary measures to ensure safety. This article presents the preliminary analysis, diagnostics and monitoring carried out on this group of heterogeneous old buildings, as well as the results and precautionary measures taken to ensure their safety. The article also provides a translatable methodology that combines qualitative and quantitative aspects.  相似文献

After 1980s, the major cities of Turkey have experienced urban transformation process following the changes in the international trade policy and the impact of globalization. Istanbul took the highest amount of share from these transformation processes as being the most important economic, cultural and tourism centre and the most integrated centre to the world economy of the country. This paper describes Istanbul's historical development, investigates demographic profile and spatial distribution of employment and illustrates multi-centre development of the city. Decentralization of population and jobs illustrate the multi-centre development. Multi-centre development contributes to sustainable urban development which provides efficient energy use and prevents pollution. Istanbul having a long history, large population and being in a very strategic location between Asia and Europe greatly effected from globalization which is reflected in its transformation of urban structure and increased land values and thus offered great opportunities for the real estate investors. The role of Istanbul within the world hierarchy of cities is suggested for further research.  相似文献

One of the most important tools by which citizens can influence their elected officials' behavior is through voting—the electoral connection. Previous studies demonstrate that the opinions of voters are better represented than the opinions of nonvoters within an electoral jurisdiction, but we do not know whether jurisdictions with higher levels of aggregate voter turnout are better represented by their elected officials compared to those with lower levels of turnout. Using data compiled across five congressional sessions (2003–2013), this article investigates whether congressional districts with higher voter turnout are better represented by their member of Congress (MC). We find evidence that district voter turnout positively conditions the relationship between district opinion and MC voting behavior even after accounting for the possible effects of electoral competition and district income and racial demographics. In addition, we uncover evidence that partisan differences exist in this conditioning effect such that higher voter turnout enhances roll call voting responsiveness among Democratic MCs but not among Republican MCs. These findings suggest that congressional districts as a whole benefit from a political responsiveness standpoint when more of their constituents turn out to vote and contribute to literatures on political representation, political participation, democratic accountability, and the U.S. Congress.  相似文献

This research applies a Bayesian multivariate modeling approach to analyze the spatiotemporal patterns of physical disorder, social disorder, property crime, and violent crime at the small‐area scale. Despite crime and disorder exhibiting similar spatiotemporal patterns, as hypothesized by broken windows and collective efficacy theories, past studies often analyze a single outcome and overlook the correlation structures between multiple crime and disorder types. Accounting for five covariates, the best‐fitting model partitions the residual risk of each crime and disorder type into one spatial shared component, one temporal shared component, and type‐specific spatial, temporal, and space–time components. The shared components capture the underlying spatial pattern and time trend common to all types of crime and disorder. Results show that population size, residential mobility, and the central business district are positively associated with all outcomes. The spatial shared component is found to explain the largest proportion of residual variability for all types of crime and disorder. Spatiotemporal hotspots of crime and disorder are examined to contextualize broken windows theory. Applications of multivariate spatiotemporal modeling with shared components to ecological crime theories and crime prevention policy are discussed.  相似文献

通过住宅市场空间分异研究体系的建立,认为城市居住空间分异是社会阶(层)级分化结果通过市场宏观控制、个体择居行为心理的局部调整而实现的空间化过程。因此,居住空间分异机制可以从对住房市场空间分化及个体择居行为机制两个方面来理解。从五个方面具体分析影响城市住宅市场分化的机构、各种机构对城市居住空间、社会空间分异的影响力:(1)政府作为土地所有者及其作用形态;(2)城市建筑商、地产开发商的发展方式;(3)金融信贷业对社会空间和物质空间的空间非均衡的影响;(4)地产物业机构对邻里的操纵和强化;(5)城市规划思想与方法的影响。并认为影响我国城市社会地理空间分异的宏观背景是:(1)国内自1978年以来的政治经济体制改革,它确定我们的主要研究框架;(2)自80年代末期开始强化的经济全球化与区域集团造就的新国际劳动分工;(3)信息技术革命为核心的知识经济及其影响下的经济结构变化。  相似文献

In 2017, the Moscow municipality announced the demolition of several thousand remaining Soviet-era, standardised apartments (khrushchevki). Known as the Renovation, the renewal project promises to replace the khrushchevki with new residential districts. Based on fieldwork in Northern Izmailovo, a district targeted for demolition, this article analyses encroaching displacement by foregrounding the temporal experiences of affected residents. Building on literature that explores the political underpinnings of discourse and aesthetics in urban renewal projects, with particular attention to Rancière's temporal politics, the article contends that the Renovation depends on the discursive construction of its targets as spatial anachronisms. This renders the Soviet-era housing blocks, and those who live within them, vulnerable to a spectrum of modernising aestheticising interventions—from minor ornamentation to wholesale demolition. Based on ethnographic data, the article shows how the initial stages of redevelopment have altered a local network of benches. For a group of long-standing, elderly residents, these disruptions have instigated more profound reckonings with their own sense of time in/and space, leading to an understanding that they, too, are seen as anachronistic features of the city. Paying attention to urban materiality on a granular scale, particularly in standardised housing estates, reveals the multifaceted temporalities that inform residents' engagements with the spaces of their home districts. The article argues that doing so counters the exclusionary temporal logic of the discourse of anachronism by denying its ubiquity. In turn, it speaks to growing geographic interest in amplifying alternative temporalities in the face of destructive, terminal change.  相似文献

以长春市为研究对象,基于用地现状图等数据,借助ArcGIS软件,采用斑块聚合指数、标准差椭圆、核密度估计等研究方法,对1995-2013年长春市居住与工业空间演进的耦合性进行了测度,发现: ①长春市居住、工业与城市用地分布的“离散化”趋势明显,其中居住用地的斑块聚合指数波动幅度较大;②从居住与工业用地“中心-外围”分布特征来看,三环以内居住与工业用地呈现明显的“逆协同”演变规律,二者的用地密度变化表现出明显的差异性;③从居住与工业用地格局演进来看,二者布局的耦合度呈下降趋势。从成长路径依赖、政府调控引导、市场经济驱动、科技创新带动、空间主体的决策等六个方面分析了影响居住与工业空间演进耦合性的影响因素。  相似文献

伴随着工业化与城市化进程的加快,我国许多城市面临着旧城区改造与新城区建设两大基本任务,如何正确处理新旧城区的整合及协调发展关系成为人们普遍关注的重大课题。首先分析了我国新城建设和旧城改造过程中存在的主要问题,包括新旧城区之间经济联系薄弱、规划建设各自为政、可达性差、通勤成本高以及拆迁安置不尽合理等,并阐述了问题产生的主要原因;其次,分析了驱动新旧城区联动发展的经济、社会和环境因素,探讨了旧城改造、产业升级、经营城市、市场力等方面在新城建设和旧城改造中的具体作用;最后,从新旧城区的内在联系出发,提出了推进新旧城区联动发展的对策措施:一是规划联动;二是空间联动;三是经济联动;四是政策联动。  相似文献
